Roofs are Different from Bucktown to Old Metairie

Bucktown is north of West Esplanade Avenue, by Lake Pontchartrain and the 17th Street Canal. Most homes here are single-family. You also see raised cottages, two-family homes, small apartment and condo buildings, and some mid-rise buildings near Old Hammond Highway. Much of the wider area was built from the 1950s through the 1970s. The oldest buildings are closer to the lake and the canal.

Fat City is around West Esplanade Avenue, Severn Avenue, and Veterans Memorial Boulevard. North of 18th Street, most homes are two-story apartments and condos. South of 18th Street, most buildings are businesses.

Old Metairie has older buildings and newer ones. Part of it is a conservation district. In that district, new houses, tear-downs, additions, and other covered work can need extra review. We do not guess one roof type or age for the whole area.

Roof Problems After a Storm

Storms in Metairie can bring strong wind, rain blown sideways, heavy rainfall, and sometimes tornadoes. If a storm hurts your roof, call us. We offer 24/7 emergency tarping in Metairie and emergency roof repair when the storm is done. We will also help you on filing your roof insurance claims. One Metairie customer, Jack F., says in his review that his roof was tarped within 3 hours of finding a hole.

Recent Roofing Projects in Metairie

1305 Poinsettia Drive, 70005

This was a full replacement. We tore off the old roof. Then we checked the roof deck, which is the wood surface under the roofing. Ten pieces of wood were rotten or damaged, and we replaced them. The new roof has two layers of underlayment, the water-resistant layer under the shingles. It has a sticky leak barrier in the valleys, the low spots where two roof slopes meet. It has starter shingles along the edges and cap shingles on the ridges. We also added new drip edge, a metal strip that helps move water away from the roof's edge. We added new pipe jacks, the seals around pipes, and sealed the other openings. This job shows why a new roof should start with a look at the wood underneath. It was not a FORTIFIED job.

908 North Arnoult Road, 70001

This roof is about 1,800 square feet, or 18 roofing squares. The pitch, or steepness, is about 5/12. We built it to FORTIFIED Roof rules. FORTIFIED is a set of building rules for stronger roofs. The job was bid through the Louisiana Fortify Homes Program. We laid a 1/2-inch OSB overlay across the deck. OSB is a wood panel. We nailed it to the rafters, the beams under the deck, with 3-inch ring shank nails. Ring shank nails have ridges that help them grip the wood. We covered the whole deck with a leak barrier and used 26-gauge drip edge. Each shingle got six nails.

What Jefferson Parish Wants When You Replace a Roof

If you replace half or more of the roof on a one-family or two-family home in unincorporated Jefferson Parish, you need a permit first. The work must follow the 2021 International Residential Code, the national home building code. The parish wants the contract and the contractor’s Louisiana license information.
It also wants photos that show where and when they were taken. These are called geo-tagged, date-stamped photos. They must show the bare deck, the underlayment, the drip edge, and the new shingles or metal. Then comes a final inspection and a Certificate of Completion. You do not need plans or a survey for a standard re-roof permit.

Since January 1, 2026, roofing work over $7,500 needs a Louisiana Residential Roofing or Residential Construction license. Ours is No. 5382. Old Metairie conservation district homes may need more review. We will confirm the current rules for your exact address before work begins.

Questions Metairie Homeowners Ask

How long does a typical roof replacement take in Metairie?
For an average single-family residential home (around 2,000 to 2,500 square feet), a complete roof tear-off and replacement typically takes one to two days, weather permitting. The timeline depends on the roof’s steepness, its overall size, complexity, and whether structural wood decking repairs are needed underneath.
South Louisiana weather demands extra protection against high winds and driving rain. The most effective step is upgrading to a FORTIFIED Roof designation, which includes sealed roof decks to block water intrusion, heavy-duty ring-shank nails to prevent shingle uplift, and reinforced gable ends and edges. Additionally, keeping nearby tree branches trimmed and ensuring your gutters are clear will help prevent storm-related water buildup.

While minor issues like isolated leaks or a few missing shingles can usually be fixed with targeted repairs, a full replacement is typically required if:

  • Your roof is approaching or has exceeded its expected lifespan (usually 20 to 25 years for standard architectural asphalt shingles).
  • Granule loss is widespread, leaving the underlying shingle mat exposed.
  • You notice extensive sagging, soft spots on the roof deck, or interior ceiling water damage from multiple entry points.
  • More than 25% to 30% of the roof requires active mending.
Insurance coverage depends on your specific policy, your deductible, and whether the damage was caused by a covered peril (such as wind, hail, or a fallen tree) rather than normal wear and tear. If a severe storm hits your area, schedule a professional roof inspection immediately. Detailed photographic evidence and a comprehensive damage report can help substantiate your insurance claim.
Metairie experiences intense summer heat and high humidity, which can trap thermal energy and moisture in your attic space. Balanced roof ventilation (combining intake vents at the soffit and exhaust vents near the ridge) allows hot air and moisture to escape. This prevents premature shingle aging, lowers indoor cooling costs, and stops mold or mildew from forming on your wooden roof decking.
